When the lease expires, the land and flat revert to the state. There is no compensation. The flat's value declines as the lease shortens -- called lease decay. Most banks won't lend for flats below 30 years remaining, and CPF usage is restricted below 60 years. Understand lease decay in full →
HDB loan: 15% downpayment (can be fully CPF). Bank loan: 25% (5% must be cash). Example: $500,000 flat with HDB loan = $75,000 down. Same flat with bank loan = $25,000 cash + $100,000 CPF. See the full breakdown →
